Use these tips. Hope they serve you well!
Tip 1. Have about 3% to 4% put aside for closing costs. The buyer should usually have 3% to 4% available for closing as well.
Tip 2 Typically in our area, the seller pays for the WDO (wood destroying organism report)including repairs up to a percentage amount which is negotiable.There are two reports: one is the first inspection before repairs. Then, there is the final report after repairs are made.
Tip 3 Work on your curb appeal. Walk across the street and look at your home from a potential buyer's perspective. Have a pad of paper or your PDA, and make notes on how you can improve the appearance. Then, walk up to your door and think how you can make it more inviting. Doors make a first impression to buyers. Maybe a clean coat of paint is what the door needs.
Tip 4 Get rid of spider webs dangling inside and outside your home. Also, keep an eye open for other insect evidence and remove the appearance. Get rid of the ant hills. Spray the area free of insects. Remove dead cockroaches.
Tip 5 Personalize your home with your favorite family photos and collectibles, but watch out for too many accessories cluttering the rooms. Have no more than three accessories in a given space (table, mantle, shelf, counter, etc).
Tip 6 Use the rule to to stage your home to attract buyers. 60% of a room's space is the wall and ceiling. 30% is the floor, furniture, window treatment. 10% is the accessories to add color and personalize the area. This includes photos, collectibles, flowers, trees, pillows, throw rugs, table set, etc.
Tip 7 Have oil spills in the garage or driveway? You can clean it up very well with kitty litter. Scrape away excess oil from the spill. Then, apply paint thinner to the spill area. Next, cover the area with kitty litter. Let it sit overnight, and when you wake up, clean up the area, and you will be amazed.
Tip 8 To add color to a room, bring in a leafy plant. A touch of green brings life to a room, hallway, or even a bathroom.
Tip 9 Have your garage door serviced before putting your home on the market. Make sure the remote controls work properly.
Tip 10 Write down 5 features about your home that you want to promote in advertising. Those 5 features should be what you think buyers will be attracted too. It could be the arch windows, big walk-in closets, a lot of light in the home, loft space for an office, hardwood floors. What attracted you to the home when you bought it. See if there is anything you can do to bring out those five features to their best for the buyer community.
Tip 11 Pour a can of coca cola or pepsi into the toilet bowl and after an hour, see how the citric acid removes stains. All you have to do is brush the toilet and flush.
Tip 12 Salt absorbs cooking grease if you let the salt sit for about 30 minutes. Just wipe it up. Wow!
Tip 13 Hold one or two yard sales prior to selling your home, to get rid of the clutter. Buyers do not like to see clutter. Again, I repeat: Buyers do not like to see clutter!!!!
Tip 14 Offer your buyer a one year home warranty. Realtors may provide this too. A home warranty goes along way to alleviate concerns that buyers have.
Tip 15 Get out of the way when a Realtor is showing your home. Buyers feel uncomfortable when the sellers are present. Go for a walk, or to the mall. Go visit a friend you have not seen in a long time.
Tip 16 Buyers are not buying your home. They are buying a lifestyle. We all buy lifestyles, not homes. If that was not true, we all would buy anything we can afford that has four walls, windows and a door. Instead, we look at features.
Tip 17 Get a property website for your home which allows for detail information about your home and numerous photos since buyers like details and photos when they are online looking at homes.
Tip 18 According to the National Association of Realtors, over 76% of all homebuyers go to the internet when searching for homes. Therefore, it makes good sense to get connected and market your home online. The reach of the internet in terms of online marketing has recently extended beyond that of any other medium. Newspaper marketing is not that effective when it comes to selling real estate.
Tip 19 Price is 90% of marketing effectiveness. Price you home at fair market value so it will sell faster creating an auction like atmosphere.
Tip 20 Make sure all the windows have screens and make sure the screens are clean and have no holes in them.
Tip 21 Clean out all light fixtures, removing bugs, and dirt. Make sure all lights have new light bulbs in them.
Tip 22 Remove all pet odors. Make sure there are no flea issues on the property. Also, it would be a good idea to put the dog someplace away from the entrance of the home so that buyers don't get scared of a strange dog coming towards them. A scared or uncomfortable buyer will look elsewhere.
Tip 23 Take a ribbon, put it in front of the spaces between doors and frame and windows and frame and look for any air movement blowing the ribbon. That would indicate air leaking in and out of the home. Seal the area preventing air escaping or coming in. A well insulated home will lower the utility bills.
Tip 24 Clean out the gutters, and get the leaves off the roof, sidewalk, patio and entranceway. This seems so obvious.
Tip 25 Get out the pressure washer or rent one from home depot. Remove all green fungus from the walls and cement.
Tip 26 It would be a good idea to hire a home inspector before putting the home on the market so that you know if there are any issues before the buyer finds out. Then, you can determine what you want to repair, and what you don't want to repair. The more you do the happier the buyer will be.
